Mesquite council denies rezoning for contractor shop at North Town East Boulevard

Councilmember Kenny Green moved to deny Zoning Application No. Z0425‑0391; Councilmember Jeff Casper seconded the motion, which passed unanimously. The application, submitted by Braulio and Irma Camarillo, would have changed the site to Planned Development – General Retail with a Conditional Use Permit to allow a contractor shop and accessory outdoor storage.
Adam Bailey, Director of Planning and Development Services, told the council the proposed plan included a 3,000‑square‑foot building for office and material storage and about 9,500 square feet of outdoor storage — roughly 12% of the site — and that the proposal met parking, landscaping, height and setback requirements and included an 8‑foot precast screening wall. Applicant Braulio Camarillo said construction materials would be delivered to the site about twice a year and that operating hours would be 7:00 a.m. to 5:00 p.m.
During the public hearing two residents addressed the council: Sherri Neal of 3916 Hunters Trail opposed the application, while Tammy Jo Strong of 1713 Cool Springs Drive expressed support. Following the public comment and staff presentation, the council voted to deny the application.
The denial concludes consideration of this ordinance request for the subject properties; no additional action on this item was recorded in the minutes.
