New tenants announced for Union Promenade; commissioners, residents voice concern over additional fast‑food and drive‑throughs

T. J. Schutte of Keller Williams Commercial Real Estate told the commission Sept. 3 that the Union Promenade multi‑tenant buildings have several confirmed tenants: Lot No. 10 is slated for Penn Station, Taco Mamma, Teriyaki Madness and Blaze Cigar Bourbon Lounge (one vacancy), and Lot No. 7 is expected to include El Asadero, Strip Quality Meats and The Fairway Room Golf and Lounge, with openings projected in November. Lots 2 and 3 remain available; Schutte said there is a potential contract for a daycare on Lot 2.
Commissioner George Eldridge and Commissioner Kimberly Tuyn said the development already has too many fast‑food and sandwich shops and opposed adding more drive‑throughs. Mayor Larry Solomon noted the original site plan authorized two drive‑through restaurants and two pick‑up windows; he warned that with the coffee shop application failing at the Boone County Planning Commission, another drive‑through operator could fill the vacancy. Resident Shawn Blankenship asked who determines what businesses go into the Promenade; Mayor Solomon and CAO Amy Safran responded that the city set allowable business types and that developers and national chains rely on market studies when proposing tenants.
