The city manager (speaker 8) asked the council to approve the plat conditionally: show the flood‑zone designation on the final plat, submit final sealed plans and list the variance on lot size. "I'd just ask that if, approve it conditional to showing the the flood zones on the final plat and also submission of the of the final sealed plans," the city manager said. Staff added that the lots would be smaller than current subdivision code standards (around 5,000–6,000 square feet on the smallest lots) but meet setback requirements and infrastructure (water, sewer) is available.
Council discussed street configuration, flood protection by levee in parts of the area, and whether streets will be concrete or hot‑mix asphalt; staff reported the street will be hot mix (asphalt), with at least one previous subdivision built with concrete. Council approved the final plat with the stated conditions.
The project will proceed after staff confirms flood‑zone notation and receives final sealed plans.
