Sears-family library rehab delayed by contractor dispute; board sets Aug. 13 status with inspection requirements

Ashley Sears Hoffman, who is overseeing a long-standing library renovation tied to the Sears family, told the board that the project has been delayed after a drywall contractor did not honor a contract and she has been unable to recover a down payment. She said the project is otherwise advanced — HVAC and electrical work are complete and the Buffalo box plumbing work is underway — but she needs funds or an insurance payout to complete drywall and other finish work.
City staff said the next required steps are pulling the plumbing permit, installation and inspection of the Buffalo box to restore water service, and a final mechanical inspection to complete the heated-floor system. Staff recommended a limited continuance to allow the owner to complete those items. The board set a status review for Aug. 13, 2026 and listed the items the owner must complete by then: obtain a plumbing permit and install the Buffalo box and pass final mechanical inspection.
Ashley said she would pursue a new drywall contractor and financing options and would coordinate with staff on inspections.
