The Board of Zoning Appeals approved a conditional use for general outdoor seating and granted three related developmental variances for a proposed Chipotle at 6525 Indianapolis Boulevard. Petitioner representatives said the project proposes 38 indoor seats and 20 outdoor seats; the board and staff discussed how the requested percentage (up to 60%) translated to actual seat counts and agreed to add a condition capping outdoor seating at a maximum of 20 seats.
Greg Lohrey, the petitioner’s representative, summarized the plan and said the patio would include 38 indoor seats and 20 outdoor seats. Staff recommended the variances subject to concurrent approvals and technical reviews and proposed that the 60% ratio account for no more than 20 outdoor seats. Board members accepted the amendment and voted to approve the conditional use and the three variances (Z-26-12 and Z-26-13 a–c) in separate motions; roll calls recorded 3 ayes, 0 nays on each motion.
