During its June 15 meeting the Hammond Plan Commission heard a detailed staff report on required title and easement work for CP 26‑06. Planning staff advised that agency reviews returned no objections but that certain recorded documents must be completed before the plat is recorded.
Mr. Boland told commissioners that staff recommends preliminary and final approval "subject to 1, the technical corrections of the subdivision plat, 2, finalization of the sale of the property and recording by the petitioner/new owner of record and recording of the cross access easement document," and that staff also recommended recording an appropriate release of easement on the Taco Bell property to address encroachments used by the existing Petros restaurant.
Petitioner Greg Lorig described legacy easements that allowed Petros to use parking and maintain access on the adjacent Taco Bell property and said the team would prepare documents with their attorney to vacate or otherwise resolve those easement encroachments for title purposes. Lorig also confirmed there is a sanitary sewer easement on the east side of the property that serves an adjacent building (referred to in the transcript as "Hudakami") that the petitioner may tie into for storm/sanitary drainage.
