Architect Louis Campana said the proposed one‑story 54‑square‑foot addition will provide direct access to the rear yard and that the project increases building coverage to 26.45 percent. Campana also explained the placement of two AC condensers behind the detached garage was chosen because operable openings on the house and steep grade on the south side made other locations infeasible. "We're taking on all of the increased impervious coverage, which is 556 square feet," Campana said, and described an infiltrator‑based drainage system to mitigate runoff.
Board members expressed concern about potential noise from the condensers. The board attached a condition that the applicant install sound‑deadening barrier fencing for the rear condensers and directed the building department to track that work. With that condition, the board voted to approve the variances.
The applicant will proceed to finalize stormwater drawings and engineering before permit issuance.
