The Bronxville Zoning Board of Appeals granted variances allowing the extension of an existing roofline and a shed‑style dormer at 54 Parkway Road to improve attic headroom and the exterior appearance. Architect Stephanie Malinski, representing Alex and Ashley, said the change is minimal from the street and follows feedback from a March approval for a second‑floor addition.
Malinski explained the dormer modification would improve ceiling height at the top of the stair and that the affected attic space will remain nonhabitable. "We're requesting to extend the existing roof line over that approved 2nd Floor addition," Malinski said, adding that neighbors on both sides provided letters of support. Board members asked staff to confirm required mailing notices went out; Kevin Doyle said notices are typically mailed and objections would be expected at the meeting.
Chair Stuart McIntosh proposed the resolution citing the narrow nature of the existing side yards and the modest aesthetic improvement; board members Mary Ellen Carpenter, John Brown and Charlie Law all voiced support. The board approved the variance for side yards of 1.46 feet and 6.08 feet where 12 feet is required, a 10.54‑foot and 5.92‑foot variance respectively. Vote: unanimously approved.
Action taken: variance granted. The applicant said plans will be submitted promptly for permits.
