Owner Lauren Krause told the board she had moved the project through a lengthy series of technical and financial hurdles, including updates to meet the 2025 building code and asbestos remediation. "As of May 15, we got our clearance certification from the state of New York," Krause said, adding that the team had resubmitted revised drawings to the lender and that a final contractor bid and a utility shutoff letter remained outstanding. She said earlier underwriting from TD Bank fell through and that Orange Bank is now the lender pending final underwriting documents.
Board members pressed for concrete milestones. Charlie Law expressed frustration with repeated delays, saying, "it just doesn't seem like there's any fire underneath this project," and warned he would be unlikely to grant another extension. McIntosh and other members echoed that tone, urging Krause to present contractor contracts, financing commitments and asbestos closeout paperwork if she returns for future relief.
The board noted timing and permit constraints: staff explained asbestos remediation must be closed out before demolition and that a common six‑month state timeframe applies for starting work after permit issuance or the application may be withdrawn and must be resubmitted. The board tied the extension to planning board dates and emphasized its expectation that the owner will accelerate work.
