The Planning Commission unanimously forwarded a recommendation to City Council to rezone approximately 17.04 acres at 4750 W 700 S from A-40 agricultural to R-1 residential.
Discussion addressed access and fire-marshal requirements, drainage and impacts to nearby homeowners. During public comment applicant representative Tim Gooch said the development "would connect her property to the new sewer system, eliminating the need for a pump," referring to a neighbor who had expressed concern about an existing sewer pump and access.
The Commission heard that the project had been reduced from an earlier higher-density concept to the current R-1 plan and that the developer planned to mitigate impacts to neighbors through landscaping and coordination on sewer and access. Commissioners voted unanimously to recommend approval to the Council.
