Planning Commission approves Sky Meadows preliminary plat; detention basin and fencing required

The Planning Commission unanimously approved the Sky Meadows PRUD preliminary plat for 45 single-family lots on about 19.92 acres near 5000 W and 1800 N.
Staff said the preliminary plat complied with the previously approved R-1 PRUD zoning and that remaining engineering details would be addressed before final plat. Troy Moyes told the Commission that the landscape plan and perimeter fencing had been reviewed and that the detention basin would be sodded and fenced; sight-triangle concerns around a nearby bend may require see-through fencing to preserve visibility. "Storm drainage infrastructure, including the basin, would be one of the first elements completed prior to vertical construction of the homes," Moyes said.
The development will be phased in four phases beginning in the north; the detention basin is shown in Phase 1 and must be constructed early. Staff confirmed required agency approvals and noted that remaining items are minor and will be addressed during engineering re-review; Commissioner Kyle Norton moved to approve the preliminary plat subject to engineering re-review, final plat approval and compliance with outside agency requirements, and the motion passed unanimously.
