The West Point City Council approved a development agreement and an ordinance on March 3, 2026, to rezone about 7.6 acres at approximately 4200 West and 800 North from R-1 to R-2. Community Development Director Bryn MacDonald said the General Plan designates the property for R-2 and that the concept plan shows 13 lots at an overall density of about 1.7 units per acre. She said the Planning Commission recommended approval after addressing concerns about site drainage and frontage requirements.
Assistant City Manager Boyd Davis told the Council the applicant worked with staff and UDOT and has an easement that will carry stormwater west under the freeway toward 300 North. “The applicant has worked with Staff and UDOT on a drainage solution and now has an easement that will allow stormwater to drain west under the freeway and then toward 300 North,” Davis said. The development agreement approved by resolution attaches standard architectural requirements and does not grant exceptions; the Council approved the ordinance by roll call and the rezone is now adopted.
