Planning Commission Approves Preliminary Plat Amendment to Restore 132 Units at Salt Grass Townhomes

The West Point City Planning Commission on March 12 approved a preliminary plat amendment that returns the Salt Grass Townhomes development to its originally approved total of 132 units.
City staff told the commission the project at approximately 4500 West and 1800 North had been reduced to 116 units in 2024 because of wetlands issues that are now resolved. Staff said the revised plan aligns with the allowed density (eight units per acre), adjusts internal roads to reflect a planned 4500 West realignment, increases open space and provides a detention basin. Staff recommended approval of the preliminary plat amendment and recommended the site plan amendment be forwarded to the City Council for consideration. The applicant, Ryan Wilde of 317 West Point LLC, explained the entrance to the development was relocated closer to 1800 North after UDOT indicated a road connection was no longer required.
Commissioners asked about parking and driveway design; staff clarified each townhome includes a two-car garage and a driveway sized to accommodate two full-size vehicles and that 16 guest parking spaces are provided in the plan. Commissioner Spencer Wade moved to approve the preliminary plat amendment and Commissioner Joe Taylor seconded; the motion passed unanimously.
