Commission approves Obic Trucking site plan and conditional use for truck service facility

The Woods Cross Planning Commission approved a site plan and conditional-use permit for Obic Trucking to develop a vacant 1.2-acre parcel at 1221 West 2425 South in the I-1 (Light Industrial) zone. Curtis Poole said the proposal includes a 6,900-square-foot two-story building to serve as offices and a repair shop for FedEx semi-tractors, 12 parking stalls including one ADA stall, required street trees and landscaping, and an engineered storm drainage system on the western edge of the property that has been reviewed and approved by the city engineer.
The applicant and architect (Arif Obic and BJ Lund) said semi-tractors will be driven from a facility in North Salt Lake and return the same day, and that there will be no long-term inoperable semi-tractor storage at this site. Commissioner David Lewis moved to approve the site plan and conditional use with conditions including providing South Davis Metro Fire approvals, obtaining building permits and business licenses, and clarifying that future buildings shown on the plan were not part of this approval; Commissioner Robin Goodman seconded and the motion passed unanimously (6–0).
Staff required the applicant to maintain the undeveloped western parcel free of parked or staged vehicles until a future plan is formally submitted and approved.
