Planners present draft LDR updates; data centers and Cottage Court overlay spotlighted

Matt Monahan, senior planner with the Central NH Regional Planning Commission, briefed the Planning Board on ongoing updates to the town’s Land Development Regulations, including draft language addressing Data Centers and a proposed Cottage Court Overlay District.
Monahan said the Data Center language is an evolving draft and that the Commission is seeking feedback from the Board; he told members he expects to have an ordinance ready for December. Board discussion flagged local concerns about noise, energy and water usage, and the scale of buildings for Data Centers. Planning & Community Development Director Kellee Jo Easler noted that Tiny Homes currently require a variance in town and described the Cottage Court Overlay as a mechanism to allow higher‑density development and redevelopment on lots served by both town water and sewer.
