Resident urges CDD and HOA to address water intrusion, drainage at Oak Run home

Oak Run resident Lynde Sorensen reported significant moisture and mold under her home’s slab and asked the River Ridge Community Development District and the homeowners association to coordinate a solution.
"She stated that she needs help to get the downspouts farther from the home, and to install the drain tiles," the minutes record. Sorensen said inspections found no under-slab plumbing or HVAC leak and that a floor warranty issue and very high moisture levels were identified after heavy rainfall. She described buckling of master-bedroom wood flooring and ponded water behind her unit at 27123 Sound Way.
Board Chair Bob Schultz said ponding might be addressed by the CDD, but that installation of drain tiles was likely an HOA responsibility. District Engineer Charlie Krebs noted that the area in question was originally part of an indigenous preserve and was not included in the water-management system when constructed, and staff discussed whether ponding was from local topography or excessive ground moisture.
The resident told the board she had presented the issue to the HOA and had spoken with a neighbor and the golf course; she asked the CDD to help coordinate an innovative solution. The board did not take a formal action at the meeting; staff and neighborhood representatives were asked to continue coordinating and report back.
