Woods Cross Planning Commission approves conditional use for GEIA Solutions at 2173 South 1640 West

The Woods Cross Planning Commission voted unanimously on Feb. 10, 2026 to approve a conditional use permit for GEIA Solutions to operate a light-manufacturing and sales operation at 2173 South 1640 West.
Code Officer Leah Seawright told commissioners the proposal is for assembling misting-system components inside a warehouse unit, with no outside storage anticipated. Seawright said the applicant has three employees, three designated parking spaces and proposed hours of 9:00 AM–4:00 PM; she advised that the business meets the city’s parking requirement of one space per 800 square feet based on the unit size.
Paul Bangerter, vice president and founder of GEIA Solutions, described the company’s “dry misting” systems and the product’s intended uses. He said the systems use hypochlorous and that the chemical is approved by the EPA and FDA and has been used historically to fight bacteria. "This process can do a complete cleaning of an NFL stadium in an hour and a half using their product," Bangerter said, and added that the company builds the machines and ships via UPS.
Commissioner LeGrande Blackley asked whether three parking spaces would be adequate for employees and visitors; Bangerter said he does not anticipate customer visits and that three spaces are sufficient. Following discussion, Commissioner Blackley moved to approve the conditional use for a light-manufacturing use for GEIA Solutions. Commissioner David Lewis IV seconded the motion and the commission approved the request by roll call vote.
The commission approved the permit with four conditions: (1) obtain and maintain a Woods Cross business license; (2) obtain a South Davis Metro Fire inspection if required and submit a copy prior to issuance of a business license; (3) maintain compliance at all times with any government entity having jurisdiction over the business or property; and (4) ensure business operations do not negatively impact adjacent businesses or properties. The applicant may proceed with those permitting steps before occupancy and operation.
