Board approves subdivision requests, setback waiver for accessory building

At its Nov. 20 meeting, the Salem Township Board approved several land-use actions: a setback-line waiver for a 4,000-square-foot accessory building for Chris Ickes at 212 Congruity Road; the subdivision of Tax Map Parcel No. 57-09-00-0-110 to create an 8.4801-acre commercial lot for John Randall Koenig (subject to an amended Statement of Purpose and plan revision/date); and the subdivision of Tax Map No. 57-16-00-0-013 for Alquin Heinnickel into two lots subject to conditions including amended plan notes on setbacks and minimum lot sizes.
Solicitor Falatovich explained the Ickes waiver covers a residential accessory garage that would reduce the front setback from 30 feet to 20 feet and noted the building code official cannot issue a permit where a setback violation would occur without board relief. For the Koenig plan, the board required the Statement of Purpose be amended to read: "The purpose of this Plan is to create one (1) new buildable Lot (Lot 4) containing 8.4801 acres from the lands of John Randall Koenig (Map No: 57-09-00-0-110) containing an existing building, septic system and cistern in the locations shown on the Plan."
The Heinnickel approval includes a written modification of minimum lot-size requirements and a note to be recorded with the plan; Solicitor Falatovich said the requested modifications were tied to a land development application so recording will occur with related documents. Each planning action was approved unanimously and recorded with conditions as part of the meeting minutes.
