Salem Township supervisors amended and then approved the land-development submission from applicant James Daniels for a storage yard and concrete batch plant on Tax Map Parcel 57-19-00-0-090, granting final approval for the existing-conditions plan and preliminary approval for proposed improvements subject to a lengthy set of conditions.
Conditions recorded in the minutes include: adding a statement of purpose to the plan cover sheet; labeling existing structures and the 16-foot wall; showing fire hydrant locations and right-of-way edges; completing stormwater-engineer review and WCD erosion-and-sediment-control approvals; obtaining PennDOT Highway Occupancy Permit (HOP) and SEO/DEP approvals for on-lot sanitary facilities; adding front 40-foot setback lines and parking dimensions; Township driveway-permit approval for Boggs Hollow Road access; and submission of revised stormwater and erosion control plans that consider wall reconstruction and regrading.
Abutting property owner Lisa Segina raised concerns that an as-built structure appears to lie within the 40-foot front setback and asked when those issues would be addressed; Planning Commission Chair Connie Mattei and supervisors explained that a modification request and additional review were required and that some corrections will be addressed as conditions of approval. The motion to grant preliminary approval passed unanimously.
