Planning commission recommends R1 rezoning for single-lot request (Ordinance 26J)

The Perry City Planning Commission voted to recommend that city council approve Ordinance 26J, a zone change that would convert about 0.25 acres of a 1.5-acre parcel from R1A to R1. Bob, the city planner, told commissioners the area is surrounded by single-family residential and the future land-use map shows residential in that location.

Commissioners questioned whether the city's policy of generally not granting R1 should apply to a single-lot request, asked about driveway geometry and potential flag-lot creation, and discussed code requirements for neighbor petitions and the three required findings for recommending adoption. After discussion Commissioner Jen made a motion to recommend approval and the roll-call vote passed with the commission recorded as supportive. "If this zone change were approved, then they could take the next step of making application to actually subdivide and create a new lot here," Bob said during the staff presentation.

The commission did not make a final land-use decision; its recommendation goes to Perry City Council, which holds the ultimate legislative authority. The staff report noted that if the commission moves the item forward the council hearing is anticipated for August 27.
