The Local Planning Agency unanimously approved ZON26‑05 on a 0.44‑acre lot on the north side of Robin Avenue in Palm Harbor. Staff described the request as a change from C‑2 (general commercial) to R‑2 (single‑family residential) to align the parcel with the surrounding neighborhood and recommended approval.
"The subject property, it's approximately 0.44 acres," staff said during the presentation, adding that the future land use designation remains Residential Low and that the proposed single‑family use is consistent with surrounding homes. No proponents or opponents spoke, and the applicant declined to make an appearance at the podium. Board member Olivieri moved to approve the case; Hendricks seconded and the motion passed unanimously.
The BOCC will hold a separate public hearing on Oct. 27, 2026, where the county commission will make the final decision. Until then the LPA's recommendation carries forward as the advisory board's position to that hearing.
