The Hellertown Planning Commission voted to conditionally approve the site plan to convert the former Rite Aid at 110 Main Street into St. Luke’s Saucon Valley Family Practice, associated outpatient laboratory services and a CareNow urgent care.
Jen Peters, senior director of real estate for St. Luke’s, said the project would reuse the existing building, remove the western drive‑through overhang, and “gut the interior and fit that out for outpatient medical.” Peters told the commission the facility will be strictly outpatient—there will be no overnight stays—and CareNow urgent care hours would extend into the evening but not beyond the building’s prior operating hours.
Peters and the project’s civil engineer described traffic access and parking plans that retain the existing curb cuts. The applicant calculated parking demand under borough rules at five spaces per practitioner plus one per staff member. The presenters said the clinic will have seven providers and 14 staff, yielding a computed need of 57 spaces; restriping and minor additions would add nine spaces for a proposed total of 66 on site.
Commissioners requested clarification that rear parking would be reserved for staff and that signage and landscaping would be submitted for separate permits. Peters said the applicant will replace existing signage with similar size and repair stucco areas but does not plan to add new windows or change major exterior materials.
Commissioner Ken made the motion to conditionally approve project number 3012225 consistent with the engineer’s letter dated 11/07/2025; Robert seconded. The chair called the vote and the motion passed (ayes prevailed).
Staff noted required follow‑ups: the applicant must submit final signage for a permit, obtain any necessary water‑authority signoffs for a change of use, and provide the final revised drawings reflecting the conditions. The commission recorded the conditional approval and instructed staff to send the site‑plan decision to the applicant and to monitor compliance with the stated conditions.
The Planning Commission’s action was a site‑plan approval (not a zoning variance); enforcement of conditions is assigned to the zoning officer and borough staff if the built work differs from the approved drawings.
