Director outlines deed, survey hurdles for Nicholson Avenue lot split

The community economic development director told committee members that the Nicholson Avenue extension parcel has problematic deed language and that the public road doesn’t reach the upper houses, meaning access currently occurs via Pond Street. She said the town would need to separate parcels, prepare legal descriptions and complete deed work before any sale or lot-split could proceed.
"There's a lot of deed work that would have to go in there because you'd have to separate each of those parcels," the community economic development director said, emphasizing the time and cost implications. She added that because surveyor availability is limited, re-surveying could take about eight to nine months.
Committee members discussed potential for creating two lots but acknowledged the town would incur costs to resolve title and infrastructure issues before moving forward.
