The Delhi Charter Township Planning Commission on Aug. 10 recommended the Township Board approve Special Use Permit (SUP) 26-311 to allow a fueling station and the sale of motor vehicle fuels at 2350 Cedar Street (parcel 33-25-05-15-277-024) in the C‑3 Highway Service zoning district. No public testimony in opposition blocked the motion, and the commission attached conditions intended to address permitting and site operation.
Noelle Tobias, township planner, reviewed the staff report. David McDade, representing the applicant (Roark Galt Architecture), said the owner will renovate the existing building to high standards. Chris Conklin, representing Corrigan Oil, said Corrigan has worked with the new property owner and “has already received approval from the State of Michigan for the fuel station.” Property owner Oksu P. Choo spoke in the public hearing and registered concern about potential air-quality impacts and chemical vapors affecting tenants. The commission adopted conditions that include obtaining all required federal, state, county and local permits before commencing construction and requiring that all sales (other than fuel) occur within a wholly enclosed building.
Betsy Zietlow moved, Kimberly Berry‑Smokoski seconded, and the motion to recommend approval carried on a roll-call vote of six ayes (Berry‑Smokoski, Craig, Goodall, Netzel, Todd, Zietlow) and two nays (Ford, Sapita). The recommendation, staff report and the document titled “Basis for Determination for SUP 26-311 – Fueling Station” were incorporated into the official record and will be forwarded to the Township Board for final action.
