Commissioners spent substantial time examining material samples for the 406 West Smuggler proposal and agreed to conditions to verify the proposed composite roofing and deck treatments in situ.
Commission Chair pressed for an on‑site mock‑up after commissioners expressed concern that some composite shingles appear too linear and shiny compared with historic wood. “A mock up of the proposed roofing material to be provided on the south facing roof for review and approval by staff and monitor,” the Chair said during the motion. Staff confirmed the mock‑up may be temporary and need not remain permanently installed; the commission asked that the mock‑up demonstrate the proposed scale and exposure of shingles and that sheets be cut or randomized to emulate historic irregularity.
Commissioners also questioned the rear deck’s materiality given its uncovered, non‑historic condition and encouraged stone or concrete alternatives that distinguish the new decking from original porch materials; the final approval conditions require staff and monitor review of the rear patio/deck material and elevation. The commission assigned Roger and Cara as project monitors and asked staff to coordinate the mock‑up and on‑site review ahead of any final permit sign‑off.
