Board asks for revisions and sends 74 Coleman Avenue concept to Planning Commission for coastal review

At concept review the board generally supported the proposed additions at 74 Coleman Avenue but asked the applicant to study alterations to the garage massing, roof form, window proportions and front-yard landscaping before final approvals.
Kyle Dixon of Windward Design Services presented the concept and noted the project footprint and program; staff reminded the board that the project requires Planning Commission action on a coastal development permit. Board members raised concerns that the flat-roof garage parapet could exacerbate perceived bulk and asked the applicant to study alternate hip or gable roofs or to reduce plate height, and to refine window proportions so they better align with the house’s architectural language. The board moved to forward comments to the Planning Commission and to continue the item so the applicant can return with those studies; the motion passed with members present.
