The Single Family Design Board voted to grant project design approval for a new two-story residence and detached accessory dwelling unit at 1317 Los Alamos Place.
Liz Hughes of Tom Oxford Architect presented the continued proposal, saying, “So we're here for a project design approval of the residence and detached ADU at 1317 Los Alamos.” She told the board the main house is at about 82% of the FAR and the project includes landscape screening and revised eave and window detailing to reduce visual impact. Landscape architect Robert Richards described the planting plan as “mostly drip irrigation” with screening along the east property line and an effort to preserve an existing yucca and other non-protected trees.
Board members praised the overall massing and compatibility. One member said, “I think in general, I'm supportive of the project,” and another added that the design is cohesive and ready to move forward to project design approval. Staff confirmed the project will use the new neighborhood compatibility findings under the updated ordinance and noted the approval initiates a 10-day appeal period. The board’s motion to approve the project design passed unanimously among members present.
