He said Ashland has not reported material increases in traffic, crime or major infrastructure strain tied to ADUs.
Chase argued physical constraints in Yachats—slopes, watersheds and few lots suitable for infill—plus construction and financing costs, mean the city should not expect a large surge in detached ADUs. "Since they're 10 times our size, that would translate to maybe 2 per year for us," he said, estimating 20–25 ADUs over 10–15 years in a promotion scenario, but noting the commission still needs more data and community input before finalizing recommendations.
