The commission approved a variance for a 7‑ft master bathroom addition at 416 Cherokee Drive that required a 4 ft 8 in encroachment from the required 15‑ft side yard setback. Staff recommended denial, saying the record did not demonstrate a hardship, but the contractor for the applicant described lot geometry and a substantial rear ravine as constraints.
Contractor Blake Hobson told commissioners the lot layout and a roughly 50‑foot drop in the rear limited design options and that the addition is modest in size. “This is probably the 2nd time that they've done some additional work to the house, but the only time we really needed this variance on this elevation. It's a very small addition at best,” Hobson said. Despite staff’s recommendation, the commission moved to approve the variance with the standard staff condition that plan approval be submitted.
No neighbors objected on the record and the commission recorded the variance as granted. Staff asked that plan approvals be submitted to ensure code compliance moving forward.
