Board approves walkway, patio and fireplace at 104 Little Aston; mitigation exceeds requirement

The Chesapeake Bay Board voted Aug. 11 to grant an exception for the construction of a walkway, patio and fireplace at 104 Little Aston (CBPA26-0085).
Emily Grojeau presented the application, saying the property is 0.499 acres with approximately 40% in the RPA and that the project would cause 405 square feet of impacts within the landward 100-foot buffer. "The applicant has submitted a mitigation plan equaling 1.5 units or 3 understory trees and 11 shrubs. This exceeds the county's mitigation requirements," Grojeau said, and staff recommended approval with conditions including a $1,500 surety and a finalized mitigation plan prior to surety release.
Nate Reams of Williams Landscape and Design spoke for the homeowners and answered board questions. Members described the project as straightforward and supportive of staff's recommendation. The board adopted the resolution to grant CBPA26-0085 with recorded affirmative votes.
Conditions include submitting required permits, posting the $1,500 surety, recording an affidavit before release of surety, and beginning construction by Aug. 11, 2027 unless an extension is requested.
