The court considered two variance requests presented on behalf of the development: reduce a private-drive width to 24 feet (from the required 26 feet) and waive the requirement to construct a sidewalk adjacent to the proposed private drive. The presiding Chair noted a public hearing had been held at 9:45 a.m. with no speakers in favor or opposition. Following a motion and second, the court approved the variances and, later in the meeting, approved the preliminary plat for the 3.12‑acre tract submitted by Marisol Gutierrez.
