Council OKs rezoning to Planned Development–Industrial at 5500 Discovery

The City Council voted 6–0 to approve Ordinance No. 26-54, rezoning approximately 84 acres at 5500 Discovery from Interim Holding to Planned Development with an industrial base to accommodate an existing manufacturing operation and proposed expansion. Community Development Director Cody Nolan described site elements included in the planned development: two new manufacturing buildings adjacent to an existing structure, a 14,400-square-foot loading and laydown area, testing facilities in the southwestern corner and parking at the rear. "They're going to have testing facilities as well in the southwestern corner and parking along the rear," Nolan said while reviewing the proposed site plan details.
Nolan summarized variance requests tied to the PD: retaining existing Texas-grown trees and reducing front-yard landscape coverage, not meeting the parking-lot tree requirement, and allowing a primary attached sign with a capped wall percentage and a proposed 200-square-foot maximum. Staff noted that minor deviations from the site and building plans could be administratively approved. The Planning & Zoning Commission recommended approval earlier in the meeting; council adopted the ordinance after a brief procedural public hearing with no speakers.
