The owner of the Modern Way Cleaners building and a prospective tenant presented a preliminary plan on July 15 for a banquet/open-event space in roughly 3,800 square feet of the 8,000-square-foot building. Community Planner Hunter Heyman said the landlord purchased the property from the Cook County Land Bank and rehabilitated the building, including roof repairs and creating rear commercial space that had been vacant for about 20 years.
On parking, the owner said the rear lot will be extended by about 30 feet and estimated roughly 50 to 70 spaces in the rear, with additional parking in front and along the side of the building. The prospective tenant confirmed there would be "no alcohol service and no commercial kitchen; all food would be catered in" and estimated typical events would likely not exceed about 100 guests seated at tables (general rules-of-thumb table calculations suggested higher theoretical seated capacity). Commissioner Forbes advised the applicants to coordinate with the Fire Department because converting warehouse space to assembly use can trigger a fire-sprinkler requirement and that occupancy limits will be set during building and fire review.
