Honey Brook Township’s Zoning Hearing Board voted Aug. 10, 2026 to grant a special exception permitting a short‑term rental in an accessory dwelling at 1115 Park Road, subject to conditions including a maximum occupancy of six people and a requirement that the other dwelling on the property be occupied by the owner or an immediate family member.
The board admitted the application and related exhibits, and noted a letter from the board of supervisors dated Oct. 21, 2025 in support of the special exception (the supervisors’ letter predated this hearing due to a prior missed appearance). The transcript contains multiple spellings of the applicant’s surname in the record; the person who testified described the accessory unit as renovated and used for short‑term rentals since about 2022 and said the property is part of an active 60‑acre farm.
The applicant told the board the unit is listed on Airbnb, is used roughly half the year and generally hosts small groups: “Most times it’s, 3 adults,” the applicant said when asked about typical occupancy. He also said the property has not produced noise or trash complaints and that the rental would not provide farm vehicles or recreational four‑wheelers to guests.
The board’s approval carries these conditions: maximum occupancy of six people; only one dwelling on the property may be used as a short‑term rental; an owner or immediate family member must reside in the other dwelling; and the applicant must obtain and comply with all permits required by the township. The board voted by voice; the decision will be issued in writing within 45 days and may be appealed within 30 days of entry.
No members of the public spoke on the application during the hearing.
