The Honey Brook Township Zoning Hearing Board on Aug. 10, 2026 approved a variance allowing a roofing contractor to operate as a second principal use at 80 King Road and to retain approximately 24% impervious coverage on the two‑acre parcel.
Board members admitted exhibits including the application, notice and a letter from the board of supervisors opposing the increase in impervious coverage. Applicant Jonathan King told the board his family firm, founded in 2005, moved into an uncle‑owned shop on the parcel in 2023 after failing to find commercial space nearby and refreshed an existing gravel area for employee parking.
“We were very excited about that. We moved the company within a month of that to his shop,” King said, describing how he and his family also moved into a house adjacent to the shop.
Board members asked for operational details: King said the business supports roughly 12 families, that employee parking peaks at about 12–13 cars and seven work trucks typically return to the property overnight, and that material deliveries (including occasional semi truck loads) occur about weekly during busier seasons. The application lists an impervious coverage figure of 24% for the parcel, which King and the board agreed was the figure the board would review.
The board granted the variance with these written conditions: the residential dwelling on the property must be occupied by an immediate family member of the business or by the property owner; no additional impervious area may be added (the applicant may add a top layer of gravel without enlarging the paved footprint); all parking must be on impervious surfaces; the applicant must obtain any required permits and comply with applicable stormwater provisions; and routine hours of operation are limited to Monday through Friday, 6 a.m. to 6 p.m., with limited public access (about one customer visit per week).
The board voted by voice to approve the motion. The applicant will receive a written decision within 45 days and has 30 days from entry of that decision to appeal.
Officials said the zoning officer or township engineer may require more detailed stormwater or site measurements during the permit process.
