Board approves Frederiksen resort expansion and preliminary plat for Loon Ridge Frederiksen Addition

The Douglas County Board of Commissioners voted Sept. 16 to approve a Conditional Use Permit for Erin L. and Eric R. Frederiksen to add two rental cabins to a resort on Lake Mary, increasing total permitted units to 15.
The CUP carries eight conditions including limits on personal residential use (no more than 14 consecutive days or 49 days per year for units), impervious surface coverage caps (25% in the first tier and overall), mandatory professional management and a requirement that the resort's parcels be treated as a single commercial planned unit development for permitting purposes. The board also approved the Preliminary Plat for the Loon Ridge Frederiksen Addition with five conditions, including that owners of resort units shall not have riparian rights beyond those ordinarily provided to guests of the resort.
Commissioners voted 4–0 to approve the CUP and preliminary plat; Commissioner Jerry L. Rapp was recorded absent. The approvals require follow-up documentation such as condominium declarations, covenants or lease/management agreements to be submitted to the County Land & Resource Management Department prior to final plat approval.
