Planning commission recommends approval for warehouse-office at 3101 South Woodlawn with landscaping and plat conditions

The Denison Planning and Zoning Commission voted to recommend approval of a conditional use permit for a multi-tenant warehouse-office at 3101 South Woodlawn Boulevard, a roughly 74,000-square-foot former call center that staff said would be divided into suites for small businesses, contractors and showroom tenants.

Planning staff told the commission the property is zoned commercial and that the applicant envisions hours of operation of Monday through Friday, 7 a.m. to 6 p.m., with potential Saturday hours depending on tenants. Staff recommended approval while asking that the commission attach two conditions: submission and staff approval of a landscape plan meeting the standards in section 28.51 at the time of building permit, and submission of a final plat application to establish property lines and required right-of-way and utility easements.

Planning staff described the site as already developed in a nonresidential manner and noted the building has, "approximately 74,000 square feet" and was previously used as a call center. Staff also told commissioners the property is not platted, and that establishing a plat will likely generate some nonconformities the applicant will need to address through screening or encroachment agreements.

Commissioners moved and seconded a motion to approve the conditional use permit subject to the two conditions recommended by staff; the motion carried on a voice vote. The commission's recommendation will be forwarded to the City Council, which staff said will have final approval authority.
