Horry County planning staff recommended and commissioners approved a text amendment to Article 2 that broadens the range of permitted uses in the MA-1 (Limited Manufacturing and Industrial) zoning district. The change adds repair services, community and personal services, fitness centers, laundromats, high-bulk retail, gas stations and mixed industrial uses to allow MA-1 to function as a transition area between commercial and heavier industrial uses.
Senior planner Desiree Jackson said the current rules made MA-1 too restrictive to serve as the intended buffer and that the amendment will allow everyday business types that make the district useful. Commissioners asked for clarification of "mixed industrial uses" and were told it permits a mix of industrial, commercial and service uses on the same parcel; staff emphasized that some specific activities such as auto repair are already permitted in certain configurations.
The commission approved the amendment after a brief public input period; staff said the change will be incorporated into the zoning ordinance and guidance materials.
