The Horry County Planning Commission approved a rezoning request to permit 111 single-family homes on a 73.3-acre site known as Antioch Farms on Lock Haven Road. Staff presented proposed sustainable design criteria including sidewalks, three pocket parks and a 25-foot undisturbed wetland buffer; the plan listed an estimated 0.6 acres of wetland impact.
The applicant, who identified himself as Jason White, offered no further substantive changes beyond staff presentation. Staff said the site is not within a flood zone and recommended approval; after brief public input and questioning, commissioners carried a motion to approve.
The project proposes a gross density of about 1.51 dwelling units per acre and a net density of 2.04 units per acre, and staff noted external sidewalks would be required because the site is within the one-mile/half-mile threshold of a school.
