Council OKs PUD tweak for 1,743‑sq‑ft quick‑lube at 49th & 68th

The City Council approved Ordinance 2026‑23, a PUD amendment to allow a 1,743‑square‑foot quick‑service automotive repair facility with three drive‑through bays on a 1.56‑acre CPUD parcel at the corner of 49th Street and 68th Avenue.

Megan Montesino, the city’s development review manager, said the requested amendment is consistent with the comprehensive plan and the code. She described conditions recommended by the planning and zoning board, including routing customer traffic to limit neighborhood impacts, a requirement to direct deliveries to finish by 10 p.m. (applicant said operations realistically end earlier) and enhanced landscaping along residential edges. "The proposed development includes a 1,743 square foot quick service automotive repair facility with 3 drive through service bays and 7 parking spaces," Montesino said while showing the site plan.

Neighbors from Sawgrass Village raised concerns about driveway placement, flooding on 68th Avenue during heavy rain and potential stacking onto 49th Street. The applicant's engineer, Huish Kovahi of Northside Engineering, said the project meets code and that drainage will tie to the master retention system shared with adjacent properties; he also offered to meet or exceed landscape requirements to buffer homes. Council member Seville moved approval; the ordinance passed 4‑0 with Mayor Bradbury abstaining.
