Resident seeks CDD and HOA help after water intrusion damages home

Lynde Sorensen, an Oak Run resident, told the River Ridge Community Development District on Oct. 22 that moisture beneath her home's slab had caused wood flooring to buckle and mold to form. Inspections found no plumbing or HVAC leak and identified a floor-warranty issue; a leak-detection specialist reported very high moisture levels in the floor and concrete slab, and Sorensen said rainfall and ponding behind her unit were worse when she returned to Florida.

Sorensen asked the CDD and the homeowners association to work together to extend downspouts 5 to 10 feet and to install perimeter drain tiles; she said a foundation specialist recommended the drain tiles and downspout extensions after finding underground downspouts submerged in standing water. Board Chair Bob Schultz and staff noted consensus that installation of drain tiles is likely an HOA responsibility, while the CDD may be able to address ponding that affects shared infrastructure. The board did not make a formal directive at the meeting; Sorensen said she appreciated the opportunity to brief the board and hoped for coordinated solutions.
