Property owner seeks wetland‑setback variance to put pool in Seffner backyard

The Land Use Hearing Officer heard variance VAR 26-0967 on Aug. 10, 2026, seeking to allow a residential pool and associated improvements to encroach 24 feet into the county’s 30-foot wetland conservation setback.

Wayne Duane of Development Services summarized staff findings, noting the applicant submitted a wetland setback compensation plan dated May 14, 2026, and reminding the panel that county approval of the variance does not replace any Environmental Protection Commission permits. The owner said the pool and new concrete pavers are proposed and that several existing, after‑the‑fact features — a boat ramp, carport and gazebo — have been on the property since the 1990s. The owner said, according to the record, that surveys and required reviews had been completed and that mitigation measures would avoid environmental impacts.

A neighbor who identified herself as a direct neighbor told the hearing she did not oppose the request. The hearing officer asked the owner to sign in and submit materials to the record and closed the case; a written decision will be filed within 15 business days.
