Planning Board approves Tobin's South Shore house plan with height and coverage limits

The Planning Board on June 2 approved a motion describing the proposed construction at 8387 South Shore Road as a 2,850‑square‑foot house with up to 34 percent lot coverage and a maximum height of 30 feet.

Applicant Patrick Tobin and representative John Grielgood presented new blueprints that the record shows included a 1,998‑square‑foot figure on the handed‑out plan and later references to a larger total that included the deck. The record states, "The new plan shows 1998 sq ft construction which would give 32.4% coverage," and also records a later statement that including the deck would bring the total to about 2,850 square feet. Tobin's team said they aimed to "minimize the lot coverage as much as they can to stay within the 30% permissible." Janine Fogarty moved to approve the application as described in the motion; William (Bill) Kedley seconded and the motion passed unanimously (Evener, Kedley, McKee, Fogarty, Farnum, Taylor — all aye).

The board's approval sets dimensional limits recorded in the motion (height no higher than 30 feet, lot coverage no more than 34%); the action does not itself waive code requirements beyond the process followed and any variance necessary will be determined by the Zoning Board if required.
