Planning commission recommends King Soopers site plan for Dawson Trails

The Town of Castle Rock Planning Commission voted to recommend approval of a site development plan for a King Soopers grocery store with an associated fueling station in the Dawson Trails planned development. Staff entered the report into the record and recommended the plan, and the planning commission approved the motion by roll call, 7–0.

Aaron McClain of Galloway & Associates told commissioners the proposal covers a 12‑acre site within a 22‑acre subdivision and includes a 99,000‑square‑foot store, on‑site fuel, and multiple access points. McClain said the project team adjusted the design after neighborhood meetings and that the plan “complies with section 17.38.040, which is the review and approval criteria for the SDP.” He described landscape and screening improvements that “exceed code,” and said the applicant provided additional ADA parking and dedicated spaces for online pickup.

Commissioners asked about EV charging, rooftop screening and the parking ratio; McClain replied that EV charging is not part of this submittal, rooftop mechanicals will be screened from I‑25, and that King Soopers typically operates between 4 and 4.25 parking spaces per 1,000 square feet (the retail code requirement is 5 per 1,000). Staff noted a neighborhood meeting summary and recommended the commission forward the item to town council. A motion to recommend approval carried on a roll‑call vote of 7–0.
