Planning Commission recommends OSRD and R2 zoning for 77-acre 'Cruise Subdivision'

The Brentwood Planning Commission on Aug. 3 unanimously voted to recommend that the City Commission assign OSRD zoning to 52.82 acres and R2 suburban residential zoning to 23.90 acres for the proposed Cruise Subdivision west of Hillsborough Road and south of Old Hickory Boulevard.

Todd, the city staff presenter, said the ordinance (spoken as "2026-08") covers roughly 77 acres and that the OSRD layout shows 25 lots and "approximately 32 acres of common open space." He explained the proposal includes "a compensate cut fill to completely remove some of the proposed lots from the hundred year flood" and noted roughly 7 acres of the tract lie in Davidson County, though the city will assess the entire parcel in Williamson County and it will fall under Brentwood permitting. "Staff recommends that the Planning Commission vote to forward a recommendation of approval of ordinance 20 20 six-eight, to the Board of Commissioners," Todd said.

Commissioners discussed the implications of annexation versus development under county rules; one commissioner observed that if the property were developed under county standards instead of annexed, Brentwood would not exercise its stricter controls. After questions and discussion, Commissioner Lundgren moved to forward a recommendation of approval; the motion passed 10-0.

The staff presentation said the item will go before the Board of Commissioners for a public hearing on Aug. 10 and for annexation and second/final reading on Aug. 24. No public oppositions were recorded at the Planning Commission meeting.
