For the RiverNorth commercial site (600–626 177th Street), staff reported two on-time responses including a $1.9 million bid from Nash Patel and John Tampa, and a second proposal from Daniel Castellanos proposing purchase of 1–3 acres with a per‑acre price discussed in the meeting. For the Hammond Gateway mixed-use, staff reported three on-time submittals and one later delivery; the commission agreed to open all responses, note which was late, and refer the packages to staff for an executive summary and recommendation. "So my suggestion is that you open them all," counsel said, and commissioners voted 5–0 to refer the materials to staff.
Staff told the commission it will prepare an executive summary of each submittal and then return with recommendations for next steps, including whether to waive minor bid defects for the late submission.
