Commission recommends conditional approval for Tristate Islamic Burials consolidation and site plan with operational limits

Planning staff described a preliminary/final lot consolidation and land‑development plan proposing consolidation of five parcels into one 7,958 sq ft lot in the Light Industrial Commercial district to renovate a 930 sq ft building for an Islamic washing/preparation facility. Staff said the zoning hearing board previously granted variances for lot area and width and recommended conditional approval provided the applicant addresses engineering, fire marshal and Shade Tree Commission comments and includes an operations note limiting activities and the number of bodies processed.

Applicant representative Dave Damon said the building would be renovated (no additions), include a six‑space parking lot with one ADA space, and be used primarily for family members performing washing and preparation prior to transport to a mosque. Damon said applicants would accept a condition limiting processing to no more than three bodies in one day and would revise stormwater and truck‑turning details per city engineering review. The commission voted to recommend conditional approval and to grant a waiver to allow combined preliminary/final review; votes were recorded and the motions carried.
