Commission backs conditional rezoning along Route 60 to support shared access and light industrial use

The Planning Commission recommended approval of case 2605REZ, a conditional rezoning to reclassify about 10.5 acres along Route 60 to Light Industrial with proffers designed to consolidate commercial parcels, require interparcel connections and extend internal roadways.

Planning staff said the proposal advances the county’s gateways-and-business objectives by consolidating development areas and limiting additional direct access onto US Route 60; VDOT has expressed support for a shared internal access system. The proffers include constructing or dedicating internal road improvements, preserving a right-of-way for a future sidewalk or multi‑use path and recording boundary-line adjustments prior to site‑plan submittal.

Dan Jones, representing EWN Development and Lauderdale Ventures, said the rezoning meets the comprehensive plan and that the purchase of the primary user hinges on securing this zoning. He also said the plan anticipates a single user on the industrial parcel and that one existing residence on a parcel is expected to be removed as part of future development.

The commission voted 5‑0 to recommend approval; the recommendation will go to the Board of Supervisors for final action and site‑plan review will follow for design details and VDOT review of intersection/turn‑lane improvements.
