Developer seeks drive-thru order-box closer to homes; staff cites screening plans

An applicant seeking a variance to place a drive-thru order box closer to residential zoning presented screening and circulation plans to the hearing officer on Aug. 10.

Chris Granlinar of Development Services described the request as a 139-foot variance to allow an order box 61 feet from residential zoning, noting adjacent uses include single-family homes, Mango Elementary School to the east and commercial uses along MLK Jr. Boulevard. The staff presentation emphasized a large natural buffer, proposed plantings (50-foot spacing for podocarpus) and a 20-foot type-B vinyl fence to mitigate impacts.

Applicant Todd Pressman said the site is on a busy corridor and described circulation and a menu board orientation that would face MLK to reduce impacts to the residential rear. "As Chris indicated request seeks an order box at 61 feet, MOL, from residential zone property," he said during his presentation. Staff confirmed 19 mailed notices went out and that there were no letters or emails on file at hearing time; the hearing officer asked the applicant to check a code-enforcement checkbox on the application and report back if any action appears on the county's record system.

The hearing officer closed public comment; no residents testified in opposition at the hearing. The officer will issue a written decision within the 15-business-day period after reviewing the record and any follow-up about code enforcement.
