Sumner County BZA unanimously approves variance for barn at 116 Long Hollow Lane

The Sumner County Board of Zoning Appeals voted unanimously April 10 to grant a variance allowing a 10-foot side-yard setback for a new 2,100-square-foot accessory barn at 116 Long Hollow Lane (Tax Map 123 Parcel 23.01) in the Rural Residential zoning district. The motion, made by Sean Keene and seconded by Mac Holt, included the condition that all required zoning, building and land-disturbance permits be obtained from the applicable county departments.

Assistant County Planner Sydny Simpson told the board staff had reviewed the plot plan, topography, septic and well locations, and site encumbrances and concluded the application met the eight standards for a variance under the Sumner County Zoning Resolution and Tennessee law. Simpson noted the proposed structure would be set farther from the property line than the older, nonconforming barn that will be removed, and that a major gas-line right-of-way along the affected side provides approximately 50 feet of additional buffering. Applicant Shelley Burwell told the board he believes the project "still accomplishes the intent of the regulations since there will be a visual separation of any buildings." Member Russell Lindsey spoke in support, stating the Burwells are "fine people and this is a great new building."

The board recorded unanimous approval. The decision was framed by staff as a variance justified by site constraints, including topography and existing utility easements; the approval is procedural and conditioned on securing the county permits Simpson identified. The board did not record any opposing public comments on the variance during the hearing.
